MoRA Point Retail Development Update

Excitement continues to grow about MoRA Point, Selwyn Property Group and SunCap Property Group’s retail redevelopment currently under construction in East Charlotte. This 13-acre site is anchored by a 22,000 square-foot Aldi grocery store that is expected to open in early 2019. Upon project completion, this development will also offer an additional 80,000 square feet of retail space.  Starbucks, Supercuts, and Verizon have all signed on to lease space at the project. Each of these tenants is expected to open in the fall of 2018. The development team is committed to bring fresh retailers to an under-served but growing area. Two Veteran Real Estate Executives Join Selwyn Property Group

Jon Phillips has joined Selwyn Property Group, bringing with him over 22 years of experience in real estate and related industries. Most recently, Jon worked at SunCap Property Group where he developed and acquired over 8.2 million square feet of product across the country. At Selwyn, Jon will focus on regional industrial development and acquisitions.

Mac Barksdale also joined the Selwyn Property Group team. Mac has over 16 years of experience in the commercial real estate industry, with an emphasis on commercial development, acquisitions, asset management, and leasing and sales of Class A commercial properties. Prior to Selwyn, Mac was the Vice President of Lauth Property Group and Crescent Communities, as well as the Vice President at Southern Real Estate. Since joining Selwyn, Mac has focused on commercial acquisitions and development projects.

Selwyn Property Group, headquartered in Charlotte, NC, focuses on office, retail, multi-family, hotel and industrial development and brokerage in the Southeast. Recent multi-family development projects include Helix South End, 1500 Kenilworth, and Park at Drexel, all infill projects in Charlotte. 605 Lexington – Midtown Office Development

Selwyn Property Group will break ground in September on 605 Lexington Avenue, a 20,000-square foot boutique office building located in burgeoning midtown Charlotte. Scheduled for delivery in March of 2019, the three-story steel and concrete structure will have a modern feel featuring a white brick exterior and interior ceiling heights of up to fourteen feet. Tenants will enjoy free surface parking, a third-floor outdoor terrace and convenient pedestrian/bicycle/automobile access to the idyllic Dilworth neighborhood, including the Carson Avenue light rail station, the newly-renovated Dowd YMCA and numerous restaurants, breweries, shops and apartments.

Approximately 9,000 square feet of contiguous space is available for lease. Project leasing is being handled by Selwyn Property Group. South State Bank is providing construction financing, and Landmark Builders is the general contractor. The design team includes Merriman Schmitt Architects and Orsborn Engineering; both firms that have preleased space in 605 Lexington along with Selwyn Property Group.

East Charlotte Redevelopment Project Underway

Selwyn Property Group and SunCap Property Group have started construction on their new 60,000 square-foot retail redevelopment. This 13.6 acre site is situated at the new interchange off of Independence Blvd., and is bounded by Monroe and Idlewild Roads, and Long Avenue. The project has been named MoRA Point, paying homage to the nearby branded neighborhood along Monroe Road.

MoRA Point will be anchored by a 22,000 square-foot Aldi grocery store. Other retail tenants will include a coffee shop, gas station, and other service related commercial uses. The property was rezoned in 2017, and Selwyn and SunCap closed on the site earlier this year. Jensie Teague, with Selwyn, said in a statement that the redevelopment will bring neighborhood retail back to a “fast-changing and underserved area” with a dense population. Selwyn Property Group Represents Buyer of 5105-5109 Monroe Road

Liz Wohlrab and Roger Cobb represented Charlotte Natural Health Group, LLC in the purchase of 5105-5109 Monroe Road. The 1.3 acre property, comprised of three buildings that total +/- 12,000 SF, sold for $1,090,000. The seller was represented by Thurman Brooks with The Providence Group. The Providence Group will continue to lease and manage the property.
